The Hallway
One of the biggest disappointments when the condo was turned over to us was the hallway. In 2006, the hallways had no tiles, our developer used rough cement for the finishing. When we complained about it, Empire East officers told us that if we wanted to improve it then the residents had to shoulder the expenses. Here's the picture of our hallway in 2006.
I believe it is only Empire East who delivers a condo with a rough cement finish of the hallway. Empire East is truly one of a kind in delivering substandard quality of materials in their condo.
After several dialogues with the administration, finally the hallways were improved and vinyl tiles were used to replace the rough cement. It was a relief for the unit owners but unfortunately it was only temporary. Take a look at the picture below and you will see how First Oceanic/Empire East are so bad in delivering their services to us.
Now the hallways look good at first glance but a closer look would reveal the poor quality of work done to finish it. Very inappropriate for a 2.3 million investment
Below are recent pics of our hallways, taken April 13, 2011. Some areas look like puzzles with missing pieces. What will you feel if this is the quality of work given by your developer?
First Oceanic Prperty Management and Empire East did not bother to put a base board or to just simply paint the edges of tiles meeting the wall to at least conceal the imperfections. The work was very unprofessional. This was done during the time of Ms Jesamine Marasigan. She's very inefficient as property administrator but to our surprise she was even promoted :-(
Dips and indention marks are also common, First Oceanic Property Management and Empire East Land Holdings did not bother to smoothen and level the floor before putting the tiles.

SOUND PROPERTY MANAGEMENT

With the pictures posted below, I think its high time for First Oceanic Properties to improve its standards to really claim the title, "Sound Property Management."

The pictures below are the products of inefficient staff, administrators and officers of first oceanic and empire east. If you spent 2.3 million to buy a unit what will you feel if this becomes the scenario of your chosen property.

Garbage rooms are really eyesores, it also violates the building code because garbage rooms should be equipped with self closing mechanism for fire safety reason

If you spent 2.3 million to buy a unit what will you feel if this becomes the scenario of your chosen property.

Another major violation in the fire code. The fire exit door should swing outward and not inside. This is the same violation that Ozone disco had that's why casualties were high when fire broke in their establishment
